North Brisbane suburbs Hamilton and Chermside, and Logan’s Yarrabilba, are gaining in popularity, with all three suburbs named in the top 10 locations for property sales for the first time.
Prop-tech firm InfoTrack has released its Property Market Update Q4 2024 examining the suburbs with the highest volume of property sales from 1 October to 31 December last year.
After failing to secure positions in the previous seven quarterly reports, Hamilton finished sixth and Chermside took out seventh spot.
InfoTrack’s Head of Property Australia, Lee Bailie said both suburbs boasted some of the fastest growth in the state.
“Buyers are circling these suburbs because they offer an appealing mix of lifestyle and transport options, being both close to the city and close to thriving suburban hubs that offer excellent shopping, dining, and recreation,” Mr Bailie said.
Hamilton is located about seven kilometres northeast of Brisbane’s CBD along the northern bank of the Brisbane River. The aspirational suburb is known for its luxury residences, upscale amenities, and exclusive waterfront lifestyle.
Located about 10 kilometres north of Brisbane’s CBD, Chermside is proving to be a desirable location for buyers because of its proximity to key transport routes, mix of residential and commercial zones, and ample shopping with Chermside shopping centre the country’s second largest Westfield.”
The data also found Southport coming in at number one for unit sales, with Surfers Paradise knocked from the top position for the first time.
“Emerging from the shadows of Surfers Paradise, Southport surged from seventh position in 2024’s Q3 report to secure top spot for the first time,” Mr Bailie said.
“Labrador was another Gold Coast suburb to make the top 10, Maroochydore was the Sunshine Coast’s only entrant, and Brisbane suburbs made up the remainder of the list with West End, Brisbane City, Fortitude Valley, and South Brisbane all making appearances.”
The data found houses remained the preferred property type for Sunshine State buyers, making up about 60per cent of sales (59.68%).
“The Moreton Bay region continued to prove its appeal to house buyers with Caboolture taking out the number one position for house sales,” Mr Bailie said.
“The City of Gold Coast’s Pimpama remains popular, appearing in the top four suburbs for houses for the third quarter in a row, due its proximity to both the Brisbane CBD and the beach. Sister suburb Upper Coomera remained on the list at number nine, and inland cousin Yarrabilba, in the City of Logan, entered the list for the first time, in seventh position.”
