New suburbs dominate NSW property hotspot list

New South Wales’ top 10 most popular suburbs have seen a shake-up, with the latest property data revealing half the list now features new entrants.

 

Prop tech firm InfoTrack began tracking the state’s suburbs with the highest number of overall sales last quarter and today has released its quarterly Property Market Update listing the suburbs with the highest sales volumes from 1 January – 31 March 2025.

 

Several suburbs made their debut appearance including: 2650 (East Wagga Wagga and surrounds), 2570 (Camden and surrounds) 2444 (Port Macquarie and surrounds), 2340 (Tamworth and surrounds) and 2179 (Leppington and surrounds).

 

The top three suburbs remained consistent – with 2765 (Marsden Park and surrounds) taking out the number one spot for the second quarter, and 2155 (Kellyville) overtaking 2170 (Liverpool) for second place.

 

“With ongoing land releases, new housing estates and strong transport links, Marsden Park remains a go-to for buyers seeking growth potential and modern infrastructure,” said InfoTrack Head of Property Australia, Lee Bailie.

 

Mr Bailie said the report showed growing interest in regional areas.

 

“We’ve seen growing popularity for regional centres right across the state, from Tamworth to Wagga to Port Macquarie,” he said.

 

“We’re seeing a trend of house buyers increasingly exploring outer-metro and regional areas, thanks to their growth potential, more accessible price points, and the lifestyles on offer.”

                                                                                                                                                                

InfoTrack has long tracked the most in-demand locations for first home buyers and Liverpool once again proved dominant, in the number one position for the third quarter running.

 

“Liverpool is being envisioned as a world-leading health and education precinct, with potential for significant job growth in these sectors,” Mr Bailie said.

 

“The proposed redevelopment of Westfield Liverpool is also a major catalyst for the area’s growth, promising a fresh shopping destination and increased demand for property. Extensive new transport infrastructure, including projects associated with the new airport, are only adding to the suburb’s appeal.”

 

Four of the top 10 suburbs for first home buyers also made their debut appearance, including 2762 (Schofields), 2650 (East Wagga and surrounds), 2800 (Orange and surrounds), and Merrylands.

 

“We’re seeing regional areas strongly represented for this buying cohort as well, with Orange (postcode 2800) and East and North Wagga Wagga (postcode 2650) joining the Central Coast postcode of 2250 (Gosford and surrounds) as popular locations outside the Greater Western Sydney area.”
