Liverpool No Longer Top Suburb For First Home Buyers

After a year as the number one suburb for first home buyers, Liverpool has been knocked from top position, with the Western Sydney suburb of Schofields now taking the crown.

 

The latest Property Market Update from prop tech firm InfoTrack shows Schofields recorded the highest volume of sales among first home buyers from 1 July to 30 September, with Liverpool falling to third place.

 

InfoTrack’s Chief Operating Officer, Lee Bailie, said Schofields was a clear frontrunner.

 

“Schofields has secured a dominant position at the top of the first home buyer list, recording more than double the activity of Blacktown, which ranked second,” Mr Bailie said.

 

“It’s a suburb that consistently performs well – this appearance at number one marks the third consecutive quarter Schofields has ranked in the top five suburbs for first home buyers.”

 

Schofields also performed well in overall sales, landing in second position last quarter.

 

“This marks the suburb’s first time in the top 10 for NSW’s best performing suburbs overall. Other suburbs to make their debut include Blacktown, Penrith, and Baulkham Hills,” he said.

 

“There’s been significant investment in local schools, recreational facilities, essential services and transport links in and around Schofields which is boosting interest and value in the suburb.”

 

The southwestern suburb of Austral claimed the top spot overall, proving to be increasingly attractive thanks to its affordable median house price of $700,000 and vacant land at $650,000, and its location in a key growth corridor.

 

The data reveals Baulkham Hills recorded the highest median house price among the top suburbs at $1.8 million and nearly topped the list for strata property prices at $990,000, narrowly edged out by nearby Box Hill at $1.07 million.

 

“The Hills Shire overall is proving to be one of the most resilient and desirable areas for both experienced buyers and first home buyers, with Baulkham Hills entering the top 10 for the first time and nearby Box Hill and Rouse Hill continue to attract strong interest.”

 

The Mid North Coast’s Port Macquarie also proved popular last quarter. It was the only suburb outside of Sydney to make the top 10 in overall sales, and debuted on the list for first home buyers, in at number six.  

 

“The top performing suburbs offer a compelling mix of affordability, accessibility, lifestyle, and long-term growth potential, and are ideal for buyers looking to balance cost, convenience, and future value,” Mr Bailie said.


The data also points to a declining share of house sales, with standalone houses accounting for 54.29% of total property sales in Q3, down from 59.73% in Q2 and 60.14% in Q1.

 

“This decline suggests more buyers are exploring higher-density or more affordable options such as apartments, townhouses, or vacant land, reflecting broader affordability pressures.”
