Brisbane's heritage suburbs among Queensland's most researched properties

Brisbane City has overtaken the Gold Coast as Queensland’s top location for unit sales, according to the latest property data.

 

Prop tech firm InfoTrack has published its Property Market Update listing the suburbs with the highest volumes of residential house and unit sales from 1 January – 31 March 2025.

 

For the first time, Brisbane City came in at number one for units and townhouses, beating top performing suburbs including Surfers Paradise, Broadbeach, and Southport.

 

InfoTrack Head of Property Australia, Lee Bailie, said: “While we’ve seen the Gold Coast dominate this market for such a long time, Brisbane hasn’t been far off.”

 

“In the past calendar year, Brisbane City came in second place in Q2 and Q3 of 2024, dropping to fourth position last quarter – but a surge in popularity has seen it take the crown for the start of 2025,” Mr Bailie said.

 

“Several factors could be behind this renewed interest in CBD living, from increased investor activity to urban migration, and an uplift in apartment stock.”

 

Other Brisbane suburbs to make the top 10 list included Fortitude Valley in sixth position, South Brisbane in seventh position, and West End in the number eight spot.”

 

“There’ll always be a strong and sustained interest in beachside living, high-rise convenience, and the lifestyle appeal of the Gold Coast, though, with 50 per cent of the list still featuring Gold Coast locations.

 

“Notably, Surfers Paradise topped the list in all but one of InfoTrack’s previous Property Market Updates, falling to second place behind Southport last quarter. This quarter, Southport dropped to number five.”

 

For houses, several suburbs made their debut appearance on the list, showing first homebuyers and investors are broadening their search to secure value in a competitive market. These included: Springfield Lakes, Burpengary, Ormeau, and Kallangur.

 

Moreton Bay’s Caboolture continued its dominance, home to the greatest number of house sales for the second consecutive quarter.

 

“House buyers are increasingly exploring outer-metro areas with growth potential and more accessible price points, while a commutable distance to Brisbane and other urban centres is proving to be a key driver in purchasing,” Mr Bailie said.

 

“Moreton Bay offers an easy commute to Brisbane and the Sunshine Coast and Springfield Lakes and Redbank Plains are conveniently located close to central Ipswich and Brisbane.

Ormeau has joined neighbouring Pimpama and Upper Coomera in the top 10 thanks to its short distance to both the Brisbane CBD and the Gold Coast.”
