What Australian practitioners need to support their e-settlements

InfoTrack reveals findings from the national settlements and ELN survey

When e-settlements first came into the Australian legal and conveyancing scene in 2010, the expectation was that this would present practitioners with opportunities for time and cost savings.

Deloitte’s 2018 report sharing the “Impacts of e-Conveyancing on the conveyancing industry”, found that the desire to save time came in many forms including time spent on the phone to book a settlement, time editing documents and travel time. Specifically, Deloitte found that an average of 3.7 hours were saved by a practitioner nationally if they chose electronic lodgments and settlements. But at what price?

First home buyers target Regional NSW

FIRST home buyers in the regional NSW market are targeting suburbs within commuting distance of Sydney or within driving distance of a regional airport.

According to new data from proptech firm InfoTrack, who specialise in legal and conveyancing technology, generally speaking first home buyers in this market are looking for areas that offer one of these two features.

“The data indicates there is plenty of action and some refreshing standouts to speak about. Our May and June data tells us that the hottest suburbs are still those outer western suburbs of Sydney like Austral and Marsden Park. However, in the regions there is a lot more variety in the types of suburbs that first-home buyers are going for,” said John Ahern, CEO of InfoTrack.

Where to find first-home buyers in the regions

The regions are proving to be in high demand among first-home buyers seeking affordability and space outside of the city. Now exclusive data reveals where property industry providers can find the hottest first-home buyer markets in regional NSW.

New analysis by InfoTrack, innovators in legal and conveyancing technology, demonstrates that over the past 12 months first-home buyers in regional NSW have mostly sat in one of two camps. They are overwhelmingly interested in locations within a part-time commutable distance of Sydney, or close to a thriving regional airport.

“The data indicates there is plenty of action and some refreshing standouts to speak about. Our May and June data tells us the hottest suburbs are still those outer western suburbs of Sydney like Austral and Marsden Park. However, in the regions there is more variety in the types of suburbs first-home buyers are going for,” says John AhernChief Executive Officer of InfoTrack.

Despite the April removal of the HomeBuilder Grant, which was a key driver in first-home buyer activity throughout late 2020 and early 2021, these figures show that first-time purchasers remain a significant segment of the buyer pool.

Let’s Talk: Goals

At InfoTrack, we take our goal inspiration from Verne Harnish’s tools and techniques for “scaling up”. Our goals focus on four major decisions: People, Strategy, Execution and Growth. We model the famous “strategy on a page”, which documents our strategic three-year targets, our tactical one-year goals and our focused four-month actions. These four-month actions are known as Top 5’s.

Everyone at InfoTrack is measured against these Top 5’s, which are challenging yet achievable objectives that align to the company strategic plan.

Three times each year, we review our prior performance and strategies to ensure we are executing our goals and targets. We pass or fail Top 5’s together. After this, strategy whitepapers for the next four months are presented. These papers focus on ideas from all levels of people at InfoTrack. Our strategy direction is voted upon and everyone is made aware of the Top 5 objectives that will contribute to our shared success.

How to avoid property scams as the market returns to life

With auction levels beginning to strengthen and state borders beginning to re-open, now is the time to make the most of clients looking to buy and sell.

Technology can make it easier to facilitate a property deal, however your client may have concerns when it comes to security. The good news is, as with most things, some technologies are better than others to protect your clients from cybercrime.

Cybercrime is reported every 10 minutes in Australia, and property funds have the attention of scammers. The transparent nature of the property industry and documentation and contract requirements makes it more vulnerable.

Every transaction gets listed on a major listing site, so every property and its agent is available for everyone to see, including the scammers. There’s also a lot of parties involved, meaning more chance for things to go wrong.

Is your client looking for a sea or tree change? Support their move with smart technology

Harcourts CEO Victoria and Tasmania Tony Morrison shared that most of the Harcourts agencies based in Tasmania and Victoria, have been reporting growth in fraud attempts from 18 months ago.

“We have really noticed how much more it is happening, and unfortunately, some of the attempts have been successful and we have had several agencies that have found themselves seriously out of pocket.

There can be big sums involved in transactions, and criminals are aware of that, so that is why we, as an industry, are being targeted. Coupled with this, when it comes to an exchange, there are lots of different parties involved, so the chances of something going wrong increases.”

However, there are ways to protect your clients from scammers. Securexchange aims to cyber-proof the property process through the use of a collaborative and secure workspace that all parties involved in the deal can communicate and share documents. Rather than sending account details or contracts out via email, where they could be intercepted by hackers – all parties are invited into the workspace to complete tasks associated with a property exchange.

Real estate scammers hitting Securexchange wall

We’d guess that somewhere between 1 in 20 have had at least an attempt at fraud, usually through email and text phishing. And rather concerningly, the numbers seem to be increasing.”

The 10 most innovative technology companies

InfoTrack’s chief executive John Ahern says the SaaS-driven platform (WebVOI) reduces the risk for lawyers and helps reduce fraud as well, while obviously freeing up more time for them to service client needs. Interestingly, COVID-19 has accelerated the uptake of the technology and Infotrack is now doing more than 2000 identity verifications a day.

Understanding customer pain points also drives innovation at legal technology firm Infotrack, says chief executive John Ahern.

“It’s a really simple approach to innovation at InfoTrack and that’s understanding what issues or what problems your customers have,” Ahern says.

“What our people do is spend time in a law firm, understand the problems the firm’s having and then connecting the two together.

“Furthermore, the second key ingredient (in creating an innovation culture) is diversity. I’ve been in the software game long enough to know that if you’ve got a team that’s not diverse, you get no innovation.

“If you’re running a software company anywhere in the world, and you’ve got no innovative ideas, it’s usually because you’ve got no diversity or you’re not speaking to your clients,” Ahern concludes.

Let’s talk: Keeping the culture

Culture is often talked about as one of the most important things to ensure a successful company. Without a positive work culture, employees are understandably less motivated, inspired and productive, leading to a loss in sales and growth further down the line.

Start-ups are renowned for having a great culture. Their agility gives them the ability to create cultural norms and values-aligned processes much quicker and easier than long-standing larger companies.

However, in periods of rapid growth, culture can quickly be put to the back of the list in terms of priorities. With the focus switching to new hires and hitting targets, values can sometimes get lost.

COVID-19 has reminded us all about the importance of culture and employee wellbeing. What tips and thoughts do today’s leaders have on culture, with this consideration, in terms of its importance and relevance to rapid growth?

Despite the return of on-site auctions, challenges for Real Estate Agents remain

While many believe the property industry should return as the rest of the economy does, agents argue that they are struggling to create competition due to a lack of buyers as well as a lack of properties being available to sell.

In April, the property industry experienced a 40% reduction in transactions as unemployment rose and consumer confidence plummeted to record lows. There is no doubt this lack of demand is having a negative impact on Real Estate Agents.

Lessons From Mascot Towers: Supporting Off The Plan Buyers

Recent Australian building approvals data showed building activity is set to pick up over 2020.

Toward the end of last year, unit approvals in Victoria more than doubled and New South Wales saw similar results. The ABS data shows 667,000 apartments have been constructed since 2000, and there are plans to build another 140,000 apartments across the country.

Off-the-plan apartments are popular with first home buyers because it’s easier to break into the property market. Off-the-plan developments typically mean the owner only needs to put down an initial 10 per cent deposit and pay the remainder at settlement, once construction is complete.

First home buyers: Not all who you think they are

New: face to face VOI checks but via video link

New video technology to combat identity fraud

Lawyers now have access to a remote verification of identity (VOI) solution that securely emulates face to face identify checks using video technology.

This solution comes at a time when lawyers need to prepare for a potential uptick in synthetic identity fraud attacks and the registration of fraudulent property transactions. Whilst ARNECC’s Model Participation Rules offers a VOI standard, a lot is left to the lawyer’s discretion to take reasonable steps when it comes to identifying remote clients.

InfoTrack’s CEO, John Ahern says “the goal of this new video technology is to help reduce the risk of identity fraud. It has been designed to give lawyers an added layer of identity checks for clients they can’t meet with in person by emulating face to face checks using a video recording from their client.”

The video feature works alongside three other key features:

1. facial recognition of a client photograph against acceptable identity documents;
2. optical character recognition of document data, and
3. comparison of client’s identity information against a government record.

Based on InfoTrack’s WebVOI Transactions from January through to September 2019, 50% of lawyers have been using technology to verify their clients remotely instead of in-person or via an agent.

Mr Ahern goes onto say that “this growing trend and increased confidence to use technology driven VOI for remote client identity checks is creating new opportunities for the legal industry. Tools like WebVOI enable lawyers to verify their client’s identity to varying degrees, whatever their needs.”

Lawyers and conveyancers will have an opportunity to try WebVOI for the first time, at no charge, from 1 December through to 31 January.

Hackers pick opportunities, not victims

Last year, Dani Venn, Masterchef finalist, fell victim to cybercrime when $250,000 were stolen from her family.

She says the most important lesson she learned is not to give hackers opportunities. “Hackers do not pick their victims. They pick opportunities to create victims…Hackers spot that your traffic is not encrypted, they can spy on anything you’re doing. That’s how we were hacked. The system wasn’t secure, and the hackers exploited it.” Dani Venn’s story reminds us how easy it is to fall victim to cybercrime. Scamming attacks don’t just happen when you respond to dodgy emails. Hackers can find more sophisticated ways to trick you unexpectedly.
