Houses on the rise as strata slips in Queensland

  • Houses have continued to dominate in Queensland, taking 60.96% of the market last quarter.
  • This represents a steady increase of 0.5% quarter-on-quarter, a continuing incline that has sustained from the back end of 2024 when houses made up 59.68% of the market in Q4.
  • By comparison, strata properties have taken a dip from 28.13% in Q1 to 26.32% in Q2.
  • Vacant land recorded 12.72%, a recent high when compared to the previous quarters (12.35% in Q3 2024, 12.25% in Q4 2024, 11.41% in Q1 2025).

Surfers Paradise reclaims top spot as inner-city demand drives new entrants

  • After falling to second place the previous two quarters, Surfers Paradise has clawed its way back to take the top spot for residential units.
  • New entrants to the list quarter-on-quarter are Newstead (#2) and Burleigh Heads (#8).
  • Newstead, a highly sought-after suburb just 3km from the Brisbane CBD, has a number of significant strata projects underway which are attracting more buyers to the area who seek the benefits of vibrant inner-city living.
  • The inclusion of Newstead, alongside sustained interest in neighbouring suburbs Fortitude Valley and Brisbane City, reflects strong demand from buyers seeking an inner-city apartment lifestyle.

Springfield Lakes leads as fringe locations dominate Queensland House Sales

  • Springfield Lakes and Caboolture have continued to battle it out for the top spot in the top 10 last quarter.
  • Topping the list is Springfield Lakes in the City of Ipswich, a suburb that continues to gain traction due to its blend of lifestyle, community, and affordability.
  • In addition to these two areas, fringe locations across Moreton Bay, Ipswich, and Logan feature prominently in the top 10, driven by their accessible property prices.
  • Ormeau, situated in the northern Gold Coast region, has risen from #6 spot in Q1 to #3 in Q2. Its strategic location between Brisbane and the Gold Coast makes it an attractive choice for families, professionals, and investors.
  • New entrants to the list from last quarter include Narangba (#7), Kirwan (#8) and Yarrabilba (#10).
  • Kirwan, located in Townsville, is the only suburb on the list situated beyond the South East Queensland region.
