NSW Title Alert Service

NSW Title Alert Service is a service that tracks and informs users of all activities on certificates of titles for either three, six or twelve-month periods. The service is commonly utilised when certificates of titles are produced at The NSW Land Registry Service and enables us to follow the production process from start to finish, notifying us every time an activity occurs against the individual certificate of title.

 

The process runs along these lines:

  1. You order your Alert History Subscription via your lodging party, whereby immediately you will receive an email titled “NSW Alert Subscription” with the subscription start and end date. This is your subscription confirmation.

 

  1. Once NSW LRS enters the certificate of title details into their data base you will immediately receive an email titled “An update has been detected”. The status will change from NOT in NSWLRS to IN PRODUCTION PRESS

 

  1. Once the dealings/plans have been lodged by another party to connect to the certificate of title you will receive another email titled “An update has been detected”. The status will change from IN PRODUCTION PRESS to IN USE

 

  1. Once the dealings/plans are lodged/registered you will receive an email titled “An update has been detected”. The status will change to any of the following scenarios and in some instances more than one of them in the chosen timeframe:

 

  • CoRD issued
  • E-Transaction
  • Delivered
  • Edition number
  • Cancelled

 

  1. You will also receive an email titled “Your subscription is about to expire” two weeks prior to expiration date giving you the opportunity to renew the subscription, whereby you will need to log back into your lodgement party account and re-subscribe to the service.

 

Even though you may have completed a production within the time frame chosen you will still receive updates until that timeframe ends.

 

If there hasn’t been an activity against the certificate of title within the chosen timeframe and the NSWLRS three month holding period has ended, the certificate of title will be CULLED and returned to the lodging party AND you will receive an email titled “An update has been detected”. The status will change to NOT IN NSWLRS.

Although this service is commonly utilised for productions it can be used for anything relating to a certificate of title you wish to track for purposes such as amendments and searches.
