Suburbs outside Brisbane continue to dominate house sales in Queensland, with Redbank Plains and Caboolture neck-and-neck to become the state’s official hot spot for 2022.
Sales and conveyancing data recorded by property experts InfoTrack reveals Redbank Plains, in Ipswich, narrowly topping Moreton Bay’s Caboolture by just two sales.
InfoTrack’s Global Head of Property John Ahern said buyers were choosing the two suburbs over prime locations on both the Gold and Sunshine Coasts.
“Incredibly, this time last year, Redbank Plains and Caboolture weren’t even on our top 10 list,” Mr Ahern said.
“Yet 12 months on, these locations have skyrocketed into the top two spots by recording the highest volume of house sales of any suburbs across the state from January 2022 to the end of November.
“At the moment, they’re topping other suburbs in the state’s south-east – Upper Coomera, Buderim, Morayfield, Narangba, Pimpama, North Lakes, Thornlands and Helensvale.
“A year ago, Buderim, on the Sunshine Coast was topping the list followed by the Gold Coast suburb Upper Coomera – both are still proving desirable for buyers and investors”.
InfoTrack data also reveals November has been the highest value month for home buyers so far this year, with just over $1.9 billion being outlaid despite a series of interest rate hikes by the Reserve Bank of Australia.
That total was less than the best month last year though. In November 2021, more than $2.06 billion exchanged hands.
“Queensland remains an ideal spot for interstate migration, which is generating population growth – and more people wanting to get into the housing market,” Mr Ahern said.
“Away from Brisbane, there are spikes in sales activity in the more affordable regions which remain more attractive – and accessible – to buyers and investors and are predicted to continue growing”.
