Surfers Paradise has reclaimed the title of the number one location for unit sales, with the Gold Coast boasting half of Queensland’s top 10 performing suburbs, according to the latest property data.
Prop tech firm InfoTrack has released its latest Property Market Update, listing suburbs with the highest volume of sales from 1 April to 30 June this year.
InfoTrack’s Head of Property Australia, Lee Bailie, said Surfers Paradise had clawed its way back to first position in the residential unit market.
“After dominating quarter on quarter, Surfers Paradise fell to second place for the previous two quarters, behind Southport and Brisbane City – but no longer,” Mr Bailie said.
“Interestingly, we saw the reemergence of Burleigh Heads, which made the list for the first time since Q1 2023, in at eighth spot.
“Other local top performing suburbs included Southport (in fourth position), Hope Island (in at number six), and Broadbeach (sliding in at number 10). After coming in 10th position in Q1, Mermaid Beach dropped off the top 10 for Q2.
“Demand for inner-city living in Brisbane strongly influenced residential unit sales, with Newstead appearing back in the top 10 for the first time since Q2 2024,” he said.
“The inclusion of Newstead, alongside sustained interest in neighbouring suburbs Fortitude Valley and Brisbane City, reflects strong demand from buyers seeking an inner-city apartment lifestyle.”
Mr Bailie said the Gold Coast also performed strongly in the housing market.
“While the Ipswich suburb of Springfield Lakes took the crown for the greatest number of house sales last quarter, the fringe Gold Coast suburbs of Ormeau and Pimpama continued to attract buyers,” he said.
“Situated in the northern Gold Coast region, Ormeau, has risen from number six in Q1 to third position in Q2. Its strategic location between Brisbane and the Gold Coast makes it an attractive choice for families, professionals, and investors.”
Townsville’s Kirwan is the only suburb on either list located outside Southeast Queensland.
InfoTrack’s data found houses have continued to dominate in Queensland, taking 60.96 per cent (%) of the market last quarter. This represents a steady increase of 0.5% quarter-on-quarter.
