Shifting preferences in property types: Houses and Strata Dip, Vacant Land gains ground

  • Houses and strata dwellings have seen a dip in NSW purchases last quarter, with vacant land seeing a slight increase.
  • Falling from 60.14% in Q1 to 59.73% in Q2, Houses remained the preferred property type.
  • Strata properties followed a similar trend with a 0.7% loss in market share, falling from 31.52% in Q1 to 30.82% in Q2.
  • Vacant land was the only property type to record an increase, rising to 9.45% last quarter compared to 8.33% at the start of the year.

First Home Buyers favour Strata over Houses

  • Strata dwellings remain the preferred property type for First Home Buyers, recording a 1.58% increase in purchases from Q1 (51.66%) to Q2 (53.24%).
  • The market share that strata has gained, seems to have been acquired from houses which recorded a drop from 45.58% in Q1 to 43.49% in Q2.

2765 holds the lead, as coastal and metro areas enter the rankings

  • Postcode 2765 has held onto its top spot from last quarter. The location covers 13 suburbs, most notably Marsden Park and Box Hill.
  • 2540 (#9) and 2145 (#10) are new entrants to the list from last quarter.
  • 2540, which primarily covers areas in and around Jervis Bay, is a coastal location serving 70 suburbs including well-known locations like Huskisson, Hyams Beach and Callala Bay. This regional location appeals to those seeking natural beauty and outdoor recreational opportunities, whilst still maintaining a close community connection.
  • 2145, which covers 9 suburbs including Westmead and Greystanes, offers a mix of affordability, amenities, and growth potential to prospective buyers.

Greater Western Sydney dominates as 2170 leads First Home Buyer hotspots

  • The south-west postcode 2170 has continued to top the charts for First Home Buyers. Coming in at first place, this location covers 12 suburbs including Liverpool, Moorebank and Prestons.
  • Overall, the greater western Sydney area dominated last quarter, with only postcodes 2560 (#2), 2250 (#8) and 2112 (#10) falling outside this region.
  • New entrants to the list compared to last quarter including 2155 (#6), 2747 (#7), 2148 (#9) and 2112 (#10).
