Emerald among Queensland’s Top Suburbs for Property Sales

Emerald has been named among the top three most popular suburbs for house sales in Queensland, in the latest property report.

Sales data recorded by InfoTrack found Emerald recorded the third highest number of transactions for houses of any suburb across the state between 1 April and 30 June.

InfoTrack’s Head of Property Australia, Lee Bailie, said the Property Market Update Q2 2023 showed once again that regional locations were popular among Queenslanders looking to purchase houses.

“Not only did Emerald make the top three, but the Central Queensland suburb of Gracemere came at number six while the North Queensland suburb of Kirwan snuck into the list in tenth place,” Mr Bailie said.

“Our data shows the Moreton Bay suburb of Caboolture has returned to the number one spot for the most popular suburb for house transactions, after losing its crown for the past six months to the Sunshine Coast’s Buderim, which fell to fifth place.”

Emerald’s proximity to key resource projects and the Central Highlands’ agricultural diversity means there is an abundance of local job opportunities. Emerald also boasts some of the most affordable options for properties in the state.

Mr Bailie said it was easy to understand the appeal of regional living. “All of the top 10 suburbs for house sales in the previous quarter hailed from South East Queensland, but from April to June we’ve seen the expansion of that geographical area,” he said. “InfoTrack has been recording property sales data for more than 20 years, and in the last few years, we’ve seen the consistent trend of Australians moving away from cities to regional areas where families can potentially get more value for their investment.

“The recent rise in hybrid or remote working means more and more Australians have the option to live away from the cities, in locations with more space.”

In June, InfoTrack also saw some of the busiest search activity of the year on its InfoTrackGO site, where prospective buyers can order Title Searches and do their own research into a property or suburb they’re interested in purchasing.
