Maroochydore surges into QLD top five for unit sales

Maroochydore has surged into Queensland’s top five suburbs for unit sales, jumping from ninth to fifth place in the third quarter.

New data from PropTech firm InfoTrack, analysing Queensland property sales from 1 July to 30 September 2026, shows Maroochydore was the only Sunshine Coast suburb to make the state’s top 10 for unit sales.

The Gold Coast accounted for seven of the top 10, with Surfers Paradise, Broadbeach, Southport and Labrador taking the top four positions ahead of Maroochydore.

InfoTrack’s Chief Operating Officer Lee Bailie said Maroochydore’s jump reflects the scale of development underway across the suburb and the broader demand for coastal apartment living.

“Maroochydore has made a significant jump up the rankings, moving from ninth to fifth in just one quarter,” Mr Bailie said.

“There is a lot changing around the suburb, with the new Maroochydore City Centre moving from a long-term development vision into a functioning business and employment hub, while more than 1,800 high-rise apartments are being unlocked through the next phase of development.”

The 53-hectare Maroochydore City Centre is being developed as the Sunshine Coast’s new CBD, with commercial, retail, residential and dining precincts planned alongside new infrastructure, parks and public spaces.

“Maroochydore is increasingly offering buyers the combination of a genuine city centre, a coastal lifestyle and a growing pool of apartments. With a new employment hub taking shape, buyers can live close to work, healthcare and the beach, and that appeals to downsizers, first home buyers and investors alike,” he said.

Across Queensland, houses remained the dominant property type, accounting for 59.66 per cent of all sales in the quarter.

Units accounted for 24.75 per cent, a share that has been steady all year. That makes Maroochydore’s jump more striking, suggesting buyers are being drawn by what is happening in the suburb itself, from the new city centre to the pipeline of new homes, rather than by a statewide move towards units.

Vacant land made up 15.59 per cent of all purchases.

Maroochydore was the only Sunshine Coast suburb in the top 10 for quarter three, with the remaining nine positions split between seven Gold Coast suburbs and two Brisbane locations.
