Townsville’s Burdell has entered Queensland’s top 10 suburbs for house sales for the first time, standing out as the only location in the list to record growth.
New data from PropTech firm InfoTrack, reveals Burdell recorded a 10.5 per cent increase in sales volume, making it the only suburb in the top 10 to record growth.
The latest Property Market Update, analysing house sales from 1 April to 30 June 2026, shows house sales across Queensland fell 38.9 per cent in the second quarter of 2026, with activity becoming more concentrated in specific, affordable locations.
InfoTrack Chief Operating Officer, Lee Bailie, said the result reflects the scale and timing of new estate supply in the area.
“Burdell’s rise into the top 10 highlights how new housing supply is actively shaping where transactions are occurring, with buyers gravitating towards master planned communities where stock is readily available and price points remain accessible,” Mr Bailie said.
“Large estate releases such as North Shore are continuing to bring significant housing supply to market, which is supporting ongoing activity as buyers become more selective and deliberate in their purchasing decisions.”
“In Burdell, most buyers are landing in the $700,000 to $800,000 price range, consistent with new house-and-land estate release like North Shore,” Mr Bailie said.
This price band accounted for 60 per cent of Burdell’s sales in the second quarter, more than double its 26 per cent share in the first quarter, underscoring where much of the suburb’s recent activity is concentrated.
“For many buyers, it’s about securing a brand-new home in a growing community designed for long-term family living, where new estates are taking shape around established parks, roads and amenities,” he said.
The North Shore development is expected to ultimately deliver around 5,600 homes, with approximately 2,600 already completed and brought to market.
Brisbane’s commuter corridors featured heavily again across the Top 10, with Moreton Bay and Ipswich suburbs continuing to account for a significant share of house sales.
The only other regional centres to feature in the top 10 were Fraser Coast’s Maryborough, which rose to sixth position, and Buderim on the Sunshine Coast, which ranked seventh.
