Port Macquarie leads NSW property sales in early 2026

Port Macquarie has claimed the top spot in New South Wales for overall property sales, reflecting its growing appeal for buyers seeking lifestyle, space, and value. Proptech firm InfoTrack has released its latest Property Market Update, analysing the suburbs with the highest sales volumes from 1 January to 31 March 2026. Median property prices rose 7.94 per cent in the first quarter, further intensifying price pressures and influencing where Australians are buying.

 

InfoTrack’s Chief Operating Officer, Lee Bailie, said Port Macquarie’s rise highlights a sustained shift towards regional living.

 

“Port Macquarie’s move to number one shows the growing appeal of locations that offer lifestyle opportunities alongside value,” Mr Bailie said. “Its coastal setting, established amenities, and range of housing options continue to attract families, retirees, and investors.”

 

In overall NSW sales, Dubbo maintained second place, Orange debuted in third, and Armidale entered the list at tenth spot.

 

Port Macquarie is also popular with first home buyers, sitting just outside the top 10 in eleventh place. Detached homes are gradually building momentum among first home buyers, now representing 23.26 per cent of sales in this segment.

 

“First home buyers are increasingly prioritising space and value for money,” Mr Bailie said. “They’re looking further out from metro areas where they can afford larger homes and maximise their budget.”

 

Across first home buyer sales, units remain dominant at 74.26 per cent, while vacant land accounts for just 2.48 per cent. The latest data reflects a market adapting to ongoing economic pressures, with buyers widening their search across both location and property type while keeping interest rates in mind.

 

“Buyers are weighing costs and opportunities more carefully,” Mr Bailie said. “Regional markets like Port Macquarie are leading the way, shaping the New South Wales property landscape early in 2026.”
