New data shows Moreton Bay suburbs are driving Queensland’s house sales, with three of the top 10 suburbs located in the region. Caboolture topped the list, followed by Morayfield in second place, while Kallangur reappeared for the first time since early 2025 in ninth position.
Prop-tech firm InfoTrack has released its latest Property Market Update, analysing the suburbs with the highest volume of property sales between 1 October and 31 December 2025.
InfoTrack’s Chief Operating Officer, Lee Bailie, said the data highlights the growing appeal of Moreton Bay suburbs to house buyers.
“Caboolture and the wider Moreton Bay region are attracting strong interest because they offer relative affordability, larger blocks, and access to key transport and employment hubs,” Mr Bailie said. “The area is also benefiting from ongoing Queensland Government investment in critical infrastructure, which is supporting continued growth and giving buyers confidence in the long-term potential of the region.”
Fraser Coast suburb Maryborough was the only new entrant to the list, attracting buyers with its relative affordability compared with Brisbane and other coastal markets.
State-wide, Queensland’s long-running dominance of house sales has begun to ease, with buyers showing increased interest in units and vacant land.
Although houses remained the most popular property type, accounting for just under 60 per cent of sales, they recorded their first decline in three consecutive quarters. Vacant land recorded the strongest growth of any property type rising to 15.1 per cent of sales, continuing the upward trajectory seen throughout 2025. After three consecutive quarters of decline, unit sales also edged higher making up 25.09 per cent.
“Detached homes are still the dominant choice, but we’re clearly seeing momentum build in other parts of the market,” Mr Bailie said. “Buyers ended the year exploring alternatives, particularly units and vacant land, as they weigh up value, location and future potential.”
On the unit sales side, Caboolture made its first appearance in Queensland’s top 10 suburbs. Caboolture’s emergence in the unit rankings signals a broadening property profile and strong growth momentum for the suburb, complementing its top position in house sales.
Gold Coast suburbs dominated the unit sales list, taking five of the top 10 positions, with Surfers Paradise remaining at number one, recording a 6.1 per cent increase from the previous quarter.
“Caboolture’s appearance in the unit market reflects the broader shift in buyer preferences,” Mr Bailie said. “Buyers are becoming more flexible, exploring options beyond detached houses, and looking at units and vacant land as part of their long-term property strategy.”
